Hard Money Lending Basics

Who Pays The Closing Costs?

Closing costs are paid by the borrower, and they're disclosed before you sign anything.

They cover third-party items such as escrow, title, and recording, alongside our 3-point origination fee (minimum $2,500) and the loan document fee ($650 on non-owner-occupied loans, $850 on owner-occupied loans in Oregon and Idaho). There is no underwriting fee, no pre-payment penalty, and no extension fee on a performing loan. What you see is what you pay.
